  • Wind Mitigation

    The purpose of a wind mitigation inspection is to determine the appropriateness of a given structure’s construction in the event of strong winds, such as those present in a hurricane and save YOU money on your home owners insurance premium! During a wind mitigation inspection, we will look for construction features that have been shown to reduce losses in hurricanes, such as a hip roof, concrete block construction, the presence of gable end bracing, shutters and opening protections, the presence of roof to wall attachments such as toe nails, clips or hurricane straps, and the presence of a secondary water resistance barrier on the roof. Each of these items give a variable discount on your home owners insurance depending on what your home has. We will record all findings on the standard Florida uniform mitigation form for you to submit to your insurance company. Depending on the findings of this inspection, you could receive a substantial discount on your homeowners insurance! The average savings we are seeing are anywhere from $300 – $700 per year off the cost of your home owners insurance premium!

  • 4-Point Insurance Inspections

    What exactly is a 4 Point Insurance Inspection and do I need one?


    Most insurance companies today require a 4-point inspection to be performed on a home 30 years old or older in order for you, the home buyer to receive Home Owners Insurance. These 4-point insurance inspections are to be performed by certified, licensed and insured home inspectors and can not be performed by the home owner themselves.



    What does the 4 Point Insurance Inspection Cover? 


    All 4 Point Inspections include a limited scope evaluation of the following four most specific systems and components:


    • Roof – Insurance companies want to know
       the condition of the roof as well as the                          
       approximate year the roof might need to be
       replaced.


    • Plumbing – Insurance companies are
       looking for what kind of piping (copper,
       plastic etc.) is being used, dates if the
       system has been upgraded, any leaks or
       flaws and information about the hot water
       heater.


    • Electrical System – Insurance companies
       want to know size of the main service, any                    
       dangerous wiring, dates of any upgrades
       and then SOME not all Insurance
       companies want to know the make of the
       electric panel and if there is any aluminum
       wiring.


    • Heating and Air Conditioning – Insurance
       companies are looking for the date of
       installation, approximate life span of the unit
       and if the system is functioning properly.



    I’ve had a home inspection performed… can’t I just use that report?


    Insurance Companies will not accept home inspection reports because they are looking for specific information. Your home inspection report is very detailed and they only want the 4 point inspection. We suggest that you contact your insurance company before you have a home inspection performed to verify if you will need a 4 point inspection or not. This way if you do, while we are there we will gather the necessary information for your 4 point inspection.

  • Wood Destroying Insects

    Termites can be a home’s worst enemy. Termites consume the foundation of a home. Extensive damage often occurs before it becomes obvious and repairs can be costly. Prevention is the best cure against these annoying pests. Wood Destroying Organism (Termite) inspections can catch the early warning signs of infestation and early treatment can save you a considerable amount of money on the costly repairs that could arise if the infestation was left undetected. When purchasing a home, a termite inspection is a must. It is especially important on a wood frame home, but even on a concrete block home a termite inspection is highly recommended since all of the roof framing is made of wood and termites can work their way up through cracks in the foundation to get to that wood to feed on. A termite inspection is a visual inspection of the readily accessible areas of a home for evidence of WDIs (wood destroying insects) and WDOs (wood destroying organisms). The inspector inspects the entire interior of the home and exterior of the property. The inspector may also access and inspect the attic. After the inspection has been performed, the inspector reports findings on the standard Florida state form.

    Our pool/spa inspection, is a review of the type and general condition of the visible and accessible components of the pool and/or spa system, including pool equipment, pumps, filters, heaters, lights, drains, copings, tiles, fences and gates.

  • Thermal Imaging

    Infrared technology, also known as Thermal Imaging, is an advanced technology that can greatly enhance your home inspector’s ability to discover hidden defects within a home that may easily have gone undetected using conventional inspection methods. It also makes it easier for us to show you these defects.  Thermal imaging gives us the ability to see heat energy which is not visible with the naked eye.  The ability to see this heat energy greatly benefits us in some of the most important aspects of a home inspection. We include Thermal Imaging at no extra cost in our full home inspections.

A standard inspection consists of a visual inspection of the different components and major systems of a home from roof to crawlspace. Rest assured that if there is a visually detectable problem with these components at the time of the inspection, our inspectors are trained to find it - and we will.  Additionally, we include Thermal Imaging at no extra cost in our full home inspections.
