How to Become a Home Inspector in South Carolina

Home Inspector Licensing (online & free for members):

To become a home inspector in South Carolina, you must complete a state application prepared by the Commission, which requires a membership to an organization approved by the S.C. Residential Builders Commission. InterNACHI is an approved organization that provides certification as well as member benefits
The South Carolina Department of Labor, Licensing and Regulation Commission lists InterNACHI as an approved organization for home inspector license with examination.   1. Join InterNACHI now.
  2. Complete InterNACHI's certification requirements to become a certified home inspector.  The cost of becoming a certified home inspector is your membership fee to InterNACHI. Join InterNACHI as a member, and become certified at no additional cost. For details, visit
  3. Then, take the state's exam. You must contact the state to schedule the exam.

Insurance for Inspectors

Although South Carolina doesn’t have requirements regarding insurance for home inspectors, many local real estate boards and home inspector business franchises require their affiliate members to meet certain coverage standards. Radon Tester Certification in South Carolina (online & free for members):

The South Carolina Department of Health requires an individual to complete a radon measurement certification course approved by either the NRPP or the NRSBVisit the South Carolina website for details

Real Estate Cards (free for members):

The cards provide simple instructions for agents to take free, online Continuing Education courses to help renew their license. 
Licensed real estate agents can attain free, online Continuing Education by taking InterNACHI's courses for agents. When an agent enters the InterNACHI member's ID #, the member is automatically notified by email, and the first slide of the course contains the member's contact information.

Home Energy Inspector™ Certification (online & free for members):

Become a Certified Home Energy Inspector™. The online training and certification is free for members. No infrared, no blower door, and no additional training needed.

Wood-Destroying Organisms (WDO)

 South Carolina currently does not regulate pest control inspectors, however they do require that pest control applicators to be licensed and certified by the state. For more information look here. InterNACHI's Wood-Destroying Organisms (WDO) Inspection Course may be a beneficial educational tool for those looking to become licensed.
  1. Home Energy Score Assessor (online & free for members):

    The Home Energy Score is similar to a vehicle's miles-per-gallon rating, and any qualified inspector in the U.S. can generate a Home Energy Score in less than an hour. The Home Energy Score provides:
    • a score on a scale of 1 to 10; 
    • facts about the home and its energy use; and 
    • recommendations generated by the U.S. Department of Energy to improve the score and energy efficiency. 
      To become a Home Energy Score Assessor, you must:
    1. be an InterNACHI-Certified Home Energy Inspector (online & free for members); 
    2. complete the 3D-house training (online & free for members);
    3. agree to participate in a Quality Assurance Plan with other local Home Energy Inspector(free for members); and
    4. email Jazmin to participate in the program.

Roof Data Technician (free for members to participate):

The Roof Data Technician Program, developed by InterNACHI and Owens Corning and Lowe's, provides an additional revenue stream for InterNACHI members who are hired by Owens Corning as part of a roof warranty claim resolution process. (This program is operational in the United States only.) Participate in the InterNACHI/Owens Corning Roof Data Technician Program.
