How to Become a Licensed Home Inspector in Pennsylvania

 

Home Inspector Certification (online & free for members):

The Pennsylvania law regarding home inspections, Chapter 75 of the PA Title 68 Real and Personal Property Statute, include:

    1. Home inspectors are required to be a full member in good standing of a national, not-for-profit home inspection association or must be supervised by someone who is. Join InterNACHI now.
    2. Members must comply with a code of conduct and attend continuing professional education classes as an ongoing condition of membership. See InterNACHI's Standards of Practice, and InterNACHI's Continuing Education courses, which are online and free for members.
    3. Home inspectors are prohibited from performing repairs on the same house he or she inspected within the preceding 12 months, as required by InterNACHI's Code of Ethics.
    4. The party selling the property that is the subject of the inspection has the right to receive a free copy of the report upon request.
    5. Home inspectors must maintain insurance against errors and omissions and general liability coverage. See InterNACHI discounted E&O Insurance.
    6. You must submit a database list of addresses of 100 home inspections to InterNACHI's Report Review Committee at tanya@internachi.org. Don't send the reports, just the list of 100 addresses of homes in which you performed are participated in home inspections. This is a free service for members only.

Radon Testing Certification (online & free for members):

      
Pennsylvania Department of Environmental Protection (PA DEP) has required radon certification since 1988. Radon certification must be obtained before any person conducts radon testing, radon mitigation, or radon laboratory analysis in PA. To become PA-DEP Certified, Pennsylvania requires an individual to complete an NRPP-approved radon course and exam.
 
InterNACHI's free, online "Advanced Radon Measurement Service Provider" course (online & free for members) is AARST/NRPP-approved for Entry Certification and CE. Take InterNACHI's course, then pass the NRPP exam. This is required by PA DEP to become certified.  For details and forms, visit PA DEP's website.

Home Energy Score Assessor (online & free for members):

The Home Energy Score is similar to a vehicle's miles-per-gallon rating, and any qualified inspector in the U.S. can generate a Home Energy Score in less than an hour. The Home Energy Score provides:
  • a score on a scale of 1 to 10; 
  • facts about the home and its energy use; and 
  • recommendations generated by the U.S. Department of Energy to improve the score and energy efficiency. 
  1.   To become a Home Energy Score Assessor, you must:
    1. be an InterNACHI-Certified Home Energy Inspector (online & free for members); 
    2. complete the 3D-house training (online & free for members);
    3. agree to participate in a Quality Assurance Plan with other local Home Energy Inspector(free for members); and
    4. email Michelle to participate in the program.

The Roof Data Technician Program, developed by InterNACHI and Owens Corning and Lowe's, provides an additional revenue stream for InterNACHI members who are hired by Owens Corning as part of a roof warranty claim resolution process.
