How to Become a Licensed Home Inspector in Louisiana
InterNACHI's Louisiana Home Inspector Pre-licensing Program
Welcome to the Louisiana Home Inspector Licensing Program. Louisiana requires individuals who perform home inspections for compensation to be licensed by the Louisiana State Board of Home Inspectors (LSBHI). Before beginning the program, you should review the Board’s licensing steps, including background check, education, exam, in-field training, report writing seminar, insurance, and application requirements.

To Become a Licensed Home Inspector in Louisiana, You Must:
- Be at least 18 years of age and have a high school diploma or GED.
- Apply to the Louisiana State Police for a criminal background check and submit the results to the Board. Background checks expire 365 days after the date of issuance.
- At least 10 days prior to beginning your coursework, request a "New Trainee" Form; instructions below.
- Complete a minimum of 90 hours of education with an LSBHI-approved education provider. InterNACHI® is a state-approved education provider.
- Upon completion of the last course, you email [email protected] and request a "Program Completion" form; instructions below.
- Pass the National Home Inspector Examination (NHIE). To help practice or prepare for the exam, you may take InterNACHI's Online Home Inspector Exam (free and open to everyone), take the InterNACHI® Ultimate Home Inspection Practice Test (free and online for members), and take InterNACHI's accredited online courses (free and online for members).
- Complete 30 hours of pre-licensing platform training and 10 live inspections with an approved in-field trainer. For a list of trainers, visit the state website.
- Attend a Report Writing Seminar given by LSBHI-approved providers.
- Obtain the required insurance, $300,000 per year in General Liability and $300,000 per year in Errors & Omissions, with a maximum deductible of $5,000. InterNACHI members do receive a discount on insurance, and you can get a quote at nachi.org/insurance.
- Apply with the LSBHI after completing all requirements. All licensing requirements must be completed within 36 months of commencement.

IMPORTANT, PLEASE READ: There are two forms you must be aware of that are part of your pre-licensing program. Timeliness in requesting these forms is critical to ensuring no complications in obtaining your home inspector license.
At least 10 days prior to beginning your coursework, you MUST email [email protected] and request a "New Trainee" form. InterNACHI will submit this form to the state on your behalf.
Upon completion of the last course, you MUST email [email protected] and request a "Program Completion" form. InterNACHI will submit this form to the state on your behalf. This form must be requested within 10 days of completing your last course.
You may complete the courses below in any order after requesting your New Trainee form.
After You’re Licensed — Keep It Active
As a condition of renewal, a licensee must certify completion of at least 20 hours of continuing education during the previous licensing period. A first-year inspector renewing a license for the first time must certify completion of at least 30 hours during the previous licensing period. InterNACHI provides state-approved CE.
Louisiana home inspector licenses are issued for a one-year license period and are renewed annually.
Louisiana also requires active inspectors to maintain insurance, including a minimum of $300,000 per year in General Liability and $300,000 per year in Errors & Omissions, with a maximum deductible of $5,000. You must retain proof of CE completion for your renewal cycle. InterNACHI® Certificates of Completion are available via the InterNACHI® dashboard FOREVER.
