How to Become a Licensed Property Inspector in Vermont
InterNACHI’s Vermont Property Inspector Pre-Licensing Program
Welcome to the Vermont Property Inspector License Program. Vermont requires individuals who wish to perform home inspections for compensation to hold a valid Property Inspector license issued by the Vermont Office of Professional Regulation (OPR) under the Secretary of State. Before beginning any pre-licensing training, you should familiarize yourself with the Office’s licensing rules and application process.

To Become A Licensed Home Inspector In Vermont, You Must:
- Be at least 18 years old and have a high school diploma or equivalent.
- Complete 80 hours of state-approved home inspection education covering core property systems, including heating, cooling, plumbing, electrical, structural and foundation systems, roof coverings, interior and exterior components, and site-related aspects. Vermont accepts InterNACHI’s 80-Hour Property Inspector Pre-License Program.
- Pass the National Home Inspector Examination (NHIE). To help practice or prepare for the exam, you may take InterNACHI's Online Home Inspector Exam (free and open to everyone), take the InterNACHI® Ultimate Home Inspection Practice Test (free and online for members), and take InterNACHI's accredited online courses (free and online for members).
- Submit a application via the Vermont online licensing portal and pay the required application fee.

Once you've completed the program in full, you will be able to download your certificate of completion.
After you’re registered — keep it active
Vermont property inspector licenses are renewed biennially. The VSOS does not require continuing education for inspectors.
