How to Become a Home Inspector in Pennsylvania
InterNACHI’s Pennsylvania Home Pre-Certification Program
Welcome to the City of Philadelphia Department of Licenses and Inspections pre-licensing education program. Home inspectors practicing in Pennsylvania are governed by Chapter 75 of Title 68 of the Pennsylvania Consolidated Statutes (the Home Inspection Trade Practices Act), which relies on membership in a qualifying national home inspection association to establish professional standards. Inspectors must therefore maintain compliance with their association’s requirements in order to continue practicing in Pennsylvania.

To Perform Home Inspections in Pennsylvania, You Must:
- Become a full member in good standing of a national home inspection association that meets the statutory definition. Join InterNachi.
- Demonstrate that you have passed an accredited home inspector examination, take InterNACHI's accredited Online Inspector Exam.
- Comply with the standards of practice and code of ethics required by the national association of which you are a member, take our Code of Ethics and Home Inspection Standards of Practice courses.
- Maintain general liability and errors & omissions insurance in amounts specified by Pennsylvania law. InterNACHI members do receive a discount on insurance, and you can get a quote at nachi.org/insurance.
- Send to [email protected] a list of 100 addresses of inspections you've "performed or participated in." Don't send the reports, just the list.
- Satisfy any additional conditions required by your chosen national association to remain a member in good standing. Complete our Home Inspector Certificate Program
InterNACHI’s Home Inspector Certificate Program
Pennsylvania accepts our Home Inspector Certificate Program for pre-licensing. In addition to the program's four prerequisites, you'll need to complete the following online courses:
- Safe Practices for the Home Inspector;
- 25 Standards Every Inspector Should Know;
- Residential Plumbing Overview for Inspectors;
- How to Perform Residential Electrical Inspections;
- How to Perform Roof Inspections;
- How to Inspect HVAC Systems;
- Structural Issues for Home Inspectors;
- How to Inspect the Exterior;
- How to Inspect the Attic, Insulation, Ventilation, and Interior;
- How to Perform Deck Inspections;
- How to Inspect for Moisture Intrusion; and
- How to Inspect Fireplaces, Stoves, and Chimneys.
You may complete the courses in any order.
Once you've completed the program in full, you will be able to download your certificate of completion.
In order to remain in good standing with InterNACHI, members are required to complete 24 hours of continuing education each year and comply with InterNACHI’s ongoing membership, Standards of Practice, and Code of Ethics requirements. InterNACHI provides CE.
