How to Become a Licensed Home Inspector in Massachusetts
InterNACHI’s Massachusetts Home Inspector Pre-Licensing Program
Welcome to the Massachusetts Home Inspector Licensing Program. Massachusetts requires individuals who perform home inspections for compensation to be licensed by the Massachusetts Board of Registration of Home Inspectors, which operates under the Office of Consumer Affairs and Business Regulation. Before beginning the licensing process, applicants should review the Board’s education, examination, experience, and application requirements.

To become an Associate Home Inspector in Massachusetts, You Must:
- Complete the in-person 75-hour pre-licensure education program. You can find InterNACHI’s approved partner schools HERE.
- Perform 25 home inspections under the direct supervision of a licensed Massachusetts home inspector, as documented in an experience log. Find an InterNACHI® Mentor near you.
- Pass the National Home Inspector Examination (NHIE) as accepted by the Board. To help practice or prepare for the exam, you may take InterNACHI's Online Home Inspector Exam (free and open to everyone), take the InterNACHI® Ultimate Home Inspection Practice Test (free and online for members), and take InterNACHI's accredited online courses (free and online for members).
- Provide proof of errors & omissions insurance with a minimum coverage of $250,000 in the aggregate, with cancellation/non-renewal provisions in compliance with state law. InterNACHI members do receive a discount on insurance, and you can get a quote at nachi.org/insurance.
- Submit a notarized CORI form, a passport-style color photograph, and all required documentation with your application to the Board.
- Comply with all applicable laws, rules, and regulations governing home inspection practice and training while under supervision.

After You’re Licensed — Keep It Active
Licensed home inspectors must complete 12 hours of continuing education each year in order to renew their license. Massachusetts home inspector licenses are renewed on an annual renewal cycle.
You must retain proof of CE completion for your renewal cycle. InterNACHI® Certificates of Completion are available via the InterNACHI® dashboard FOREVER.
