How to Become a Licensed Home Inspector in Tennessee
InterNACHI’s Tennessee Home Inspector Pre-Licensing Program
Welcome to the Tennessee Home Inspector Licensing Program. Tennessee requires individuals who perform home inspections to be licensed by the Tennessee Department of Commerce & Insurance (TDCI). Before beginning any pre-licensing education or applying for a license, you should familiarize yourself with TDCI’s licensing requirements, including education, examination, insurance, and application procedures.

To Become a Licensed Home Inspector in Tennessee, You Must:
- Applicants must be at least 18 years old and have graduated from high school or earned a GED certificate.
- Complete 90 hours of commissioner-approved pre-licensing education. InterNACHI’s 90-hour Tennessee pre-licensing program is approved.
- Successfully pass the state-selected National Home Inspector Examination (NHIE). To help practice or prepare for the exam, you may take InterNACHI's Online Home Inspector Exam (free and open to everyone), take the InterNACHI® Ultimate Home Inspection Practice Test (free and online for members), and take InterNACHI's accredited online courses (free and online for members).
- Provide proof of general liability insurance (minimum $500,000 policy coverage) and errors & omissions (E&O) insurance (no minimum amount specified). InterNACHI members do receive a discount on insurance, and you can get a quote at nachi.org/insurance.
- Submit the completed application and any required fees (including the initial application fee) to the TDCI in accordance with state requirements.
Option #1: InterNACHI’s Online 90 Hour TDCI-Approved Pre-Licensing Program
Option 1 is fully online and self-paced. All courses are included free with your InterNACHI membership. This is the cheaper of the two options.

You may complete the courses in any order.
Once you've completed the program in full, you will be able to download your certificate of completion.
Option #2: InterNACHI’s Hybrid 90 Hour TDCI-Approved Pre-Licensing Program
Option 2 is a hybrid program made up of online and in-person training. It requires 40 hours of hands-on training, such as the House of Horrors 5-Day Training, in addition to the online training. The hands-on training may incur additional costs beyond your InterNACHI Membership.
After You’re Licensed — Keep It Active
Once you are licensed as a home inspector in Tennessee, your license must be renewed every two years. Tennessee requires licensed home inspectors to complete a minimum of 32 hours of continuing education every two years in order to qualify for license renewal. InterNACHI provides state-approved CE.
You must retain proof of CE completion for your renewal cycle. InterNACHI® Certificates of Completion are available via the InterNACHI® dashboard FOREVER.
