How to Become a Licensed Home Inspector in Alberta

Welcome to the Alberta Home Inspector Licensing Program. In Alberta, individuals who perform home inspections for compensation are required to be licensed under the Safety Codes Act as Safety Codes Officers with the Home Inspection discipline. Before beginning the licensing process, you should review the applicable provincial and municipal requirements, as they may vary by location.

To Become a Licensed Home Inspector in Alberta, You Must:

Option 1:

1. Provide a degree, diploma or certificate in home inspection from an approved educational institution. Alberta accepts 
   InterNACHI’s 202-hour Home Inspector Pre-Licensing program.
2. Satisfactory Completion of a Test Inspection of a dwelling supervised by an approved educational institution or a licensed home inspector holding a Certified Master Inspector (CMI®) designation or a Registered Home Inspector (RHI) designation. Find and hire an Alberta Certified Master Inspector to provide the test inspection.
3. Pass any required examination as specified by the provincial authority or the municipal safety codes department where you intend to operate; this may include a competency exam recognized by the licensing authority. Take InterNACHI's Proctored Online Inspector Examination.
4. Provide evidence of professional liability insurance (errors & omissions and general liability) in the minimum amounts required by the provincial or municipal licensing authority. InterNACHI members do receive a discount on insurance, and you can get a quote at nachi.org/insurance. 
5. Submit a completed application for licensure or registration with all required documentation, including education transcripts, exam results, insurance certificates, and application fees, to the appropriate authority (either the Alberta Safety Codes Authority or the municipal safety codes office).
6. Meet any additional eligibility criteria, such as experience documentation, professional references, or declarations of compliance with standards of practice and ethical codes.

An approved home inspection designation includes CMI® (Certified Master Inspector) granted by the Master Inspector Certification Board at www.certifiedmasterinspector.org. Becoming a Certified Master Inspector® might be a simpler way to acquire a license for experienced inspectors.
