How to Become a Licensed Home Inspector in Mississippi
InterNACHI’s Mississippi Home Inspector Pre-Licensing Program
Welcome to the Mississippi Home Inspector Licensing Program. Mississippi requires individuals who perform home inspections for compensation to be licensed by the Mississippi Home Inspection Division under the Mississippi Real Estate Commission (MREC). Before beginning pre-licensing education or applying for licensure, you should review the state’s requirements for education, examination, insurance, background check, and application procedures.

To Become a Licensed Home Inspector in Mississippi, You Must:
- Provide evidence of a high school diploma or equivalent such as a GED.
- Complete 60 hours of approved pre-licensing home inspection education. InterNACHI® is a state-approved education provider.
- Pass the National Home Inspector Examination (NHIE). To help practice or prepare for the exam, you may take InterNACHI's Online Home Inspector Exam (free and open to everyone), take the InterNACHI® Ultimate Home Inspection Practice Test (free and online for members), and take InterNACHI's accredited online courses (free and online for members).
- Provide proof of general liability insurance and errors & omissions (E&O) insurance, each with a minimum coverage of $250,000 per occurrence, with the home inspector’s name shown on the certificate of liability insurance. InterNACHI members do receive a discount on insurance, and you can get a quote at nachi.org/insurance.
- Submit a completed notarized application, application fee, and all supporting documentation to the Mississippi Home Inspection Division.

After You’re Licensed - Keep It Active
Licensees are required to comply with continuing education, renewal, and reporting requirements established by the Board at the time of renewal. Mississippi home inspector licenses are renewed every two years and requires 20 hours of education. InterNACHI provides state-approved CE.
You must retain proof of CE completion for your renewal cycle. InterNACHI® Certificates of Completion are available via the InterNACHI® dashboard FOREVER.
