How to Become a Licensed Home Inspector in Maryland
InterNACHI’s Maryland Home Inspector Pre-Licensing Program
Welcome to the Maryland Home Inspector Licensing Program. Maryland requires individuals who perform home inspections for compensation to be licensed by the Maryland Department of Labor – Commission of Real Estate Appraisers, Appraisal Management Companies, and Home Inspectors. Applicants must complete state-approved education, pass a written examination, provide proof of insurance, submit an application, and maintain required continuing education to keep a license active.

To Become a Licensed Home Inspector in Maryland, You Must:
- Provide evidence of a high school diploma or equivalent such as a GED.
- Complete a minimum of 72 hours of in-person, classroom-based home inspector training that is approved by the Commission. Search "Maryland" at www.nachi.org/vendor-offers for in-person classroom education.
- Pass the National Home Inspector Examination(NHIE). To help practice or prepare for the exam, you may take InterNACHI's Online Home Inspector Exam (free and open to everyone), take the InterNACHI® Ultimate Home Inspection Practice Test (free and online for members), and take InterNACHI's accredited online courses (free and online for members).
- Provide proof of general liability insurance in an amount of at least $150,000, with the home inspector’s name appearing on the certificate. InterNACHI members do receive a discount on insurance, and you can get a quote at nachi.org/insurance.
- Submit a completed application and required application fee to the Maryland Department of Labor, Licensing & Regulation.
InterNACHI’s Home Inspector Certificate Program
Although Maryland requires in-person classroom education for home inspector licensure, InterNACHI offers the InterNACHI® Home Inspector Certificate Program, which provides comprehensive training, education, and certification.
This program may be used to supplement and enhance your required in-person training, strengthen your technical knowledge, and help prepare you for professional home inspection practice and membership in a qualifying national home inspection association.

After You’re Licensed - Keep It Active
Continuing education is not required for the first license renewal, but after the first renewal, licensed home inspectors are required to complete 30 hours during each renewal cycle of Commission-approved continuing professional competency education to renew a license. InterNACHI provides state-approved CE.
Maryland home inspector licenses are issued on a two-year renewal cycle.
A home inspector must provide evidence of current general liability insurance (minimum $150,000) in order to renew a license. A license that has been expired for more than five years may not be reinstated.
You must retain proof of CE completion for your renewal cycle. InterNACHI® Certificates of Completion are available via the InterNACHI® dashboard FOREVER.
