How to Become a Licensed Home Inspector in New Mexico
InterNACHI’s New Mexico Pre-Licensing Program
Welcome to the New Mexico Home Inspector Licensing Program. New Mexico requires individuals who perform home inspections for compensation to be licensed by the New Mexico Home Inspectors Board, which operates under the New Mexico Regulation and Licensing Department. Before beginning any pre-licensing education or applying for a license, you should review the board’s licensing requirements, examinations, insurance obligations, field experience requirements, and application procedures.

To Become a Licensed Home Inspector in New Mexico, You Must:
- Be at least 18 years of age and meet any eligibility requirements established by the New Mexico Home Inspectors Board.
- Complete 80 hours of New Mexico state-approved home inspection education in subjects as detailed in the board’s application instructions. InterNACHI’s 80-hour New Mexico pre-licensing program is approved.
- Complete 80 hours of field training experience, including 30 parallel inspections with a licensed home inspector. Find an InterNACHI® Mentor near you or you can find InterNACHI’s approved partner schools here: https://www.nachi.org/vendor-offers
- Pass an approved national home inspector examination as defined by the Home Inspector Licensing Act. Take the InterNACHI® Online Inspector Examination (proctored version).
- SCHEDULE A PROCTORED EXAM by clicking on the link and then typing "InterNACHI" in the search bar at the top of the page.
- Provide proof of professional liability and errors and omissions (E&O) insurance totaling at least $250,000 for each.
- Complete a national and state background check, including fingerprints as required by the board.
- Submit a completed application to the New Mexico Home Inspectors Board along with all required documentation and fees.

You may complete the courses below in any order.
Once you've completed the program in full, you will be able to download your certificate of completion.
After You’re Licensed — Keep It Active
All home inspectors are required to complete at least 60 hours of continuing education as a condition of renewal of a 3-year license, for active and inactive status licenses. InterNACHI provides state-approved CE.
Initial home inspector licenses issued for periods of less than 3 years will submit the following continuing education:
1 year = 20 hours includes 2 ethics
2 year = 40 hours includes 4 ethics
3 year = 60 hours includes 6 ethics
Continuing education should be relevant to the practice and can be obtained through multiple sources. Please reach out to the [email protected] with specific questions prior to renewal.
Licensed home inspectors must maintain current professional liability and E&O insurance in the amounts required by the board throughout the license term.
You must retain proof of CE completion for your renewal cycle. InterNACHI® Certificates of Completion are available via the InterNACHI® dashboard FOREVER.
