How to Become a Licensed Home Inspector in Delaware
InterNACHI’s Delaware Home Inspector Pre-Licensing Program
Welcome to the Delaware Home Inspector Licensing Program. Delaware requires individuals who perform home inspections for compensation to be licensed by the Delaware Board of Home Inspectors, which operates under the Division of Professional Regulation (DPR). Before beginning any pre-licensing education or applying for licensing, you should review the board’s requirements for education, supervised inspections, examinations, insurance, and application procedures.

To Become a Licensed Home Inspector in Delaware, You Must:
- Provide proof of your high school diploma, transcript or GED.
- Register as a Home Inspector Trainee before beginning the supervised inspection requirements or apply by endorsement if you hold a current license in another jurisdiction. Register HERE.
- Successfully complete at least 140 hours of board-approved classroom or online home inspection training. InterNACHI® is a state-approved education provider.
- Perform at least 75 supervised home inspections after registering as a trainee, maintaining an experience log signed by supervising licensed home inspector(s). The supervising inspector must have a Delaware license. Find an InterNACHI® Mentor near you.
- Pass the National Home Inspector Examination (NHIE) as required by the board. To help practice or prepare for the exam, you may take InterNACHI's Online Home Inspector Exam (free and open to everyone), take the InterNACHI® Ultimate Home Inspection Practice Test (free and online for members), and take InterNACHI's accredited online courses (free and online for members).
- Provide proof of errors and omissions insurance (minimum $50,000) and general liability insurance (minimum $250,000) as required by the board. InterNACHI members do receive a discount on insurance, and you can get a quote at nachi.org/insurance.
- Submit a completed application and required fees to the Delaware Board of Home Inspectors.
Note: In addition to submitting the application and fee in DELPROS, you must submit: A Verification of Home Inspector Trainee Supervision. The supervisor must send the form directly to the Board office. If you have more than one supervisor, each supervisor must submit a completed and signed form.
Option 1: InterNACHI's 140-Hour DPR-Approved Program

Once you've completed the program in full, you will be able to download your certificate of completion.
Option #2: 140-Hour Hour Hybrid Program
Option 2 is a hybrid program made up of online and in-person training. It requires 40 hours of hands-on training, such as the House of Horrors 5-Day Training, in addition to the online training. The hands-on training may incur additional costs beyond your InterNACHI Membership.
After You’re Licensed — Keep It Active
Licensed home inspectors are required to complete 40 hours of approved continuing education every two years by August 31 of the renewal period. Licensed home inspectors must maintain current errors and omissions insurance and general liability insurance in the required minimum amounts throughout the license term. InterNACHI provides state-approved CE.
Delaware home inspector licenses expire on August 31 of odd-numbered years and must be renewed in accordance with the board’s renewal requirements.
You must retain proof of CE completion for your renewal cycle. InterNACHI® Certificates of Completion are available via the InterNACHI® dashboard FOREVER.
