How to Become a Licensed Home Inspector in Indiana

InterNACHI’s Indiana Home Inspector Pre-Licensing Program

Welcome to the Indiana Home Inspector Licensing Program. Indiana requires individuals who perform home inspections for compensation to be licensed by the Indiana Professional Licensing Agency (IPLA), Home Inspectors Licensing Board. Before beginning any pre-licensing education or applying for licensure, you should review the board’s education, examination, insurance, continuing education, and application requirements.

To Become a Licensed Home Inspector in Indiana, You Must:

  1. Complete the required 90 hours of board-approved pre-licensing home inspector education. InterNACHI® is a state-approved education provider.
  2. Complete 12 hours of practical, supervised in-field training experience conducted with a licensed home inspector, which may be included as part of the pre-licensing education. Use our recommended list or Find an InterNACHI® Mentor near you.
  3. Pass the National Home Inspector Examination (NHIE) as adopted by the Home Inspectors Licensing Board. To help practice or prepare for the exam, you may take InterNACHI's Online Home Inspector Exam (free and open to everyone), take the InterNACHI® Ultimate Home Inspection Practice Test (free and online for members), and take InterNACHI's accredited online courses (free and online for members). 
  4. Provide proof of general liability insurance with at least $100,000 in coverage issued by an authorized insurer, with the State listed as additional insured and required cancellation notice provisions. InterNACHI members do receive a discount on insurance, and you can get a quote at nachi.org/insurance.
  5. Submit a completed application and the required application fee to the Indiana Professional Licensing Agency.

Option 1's classroom education is fully online and self-paced. All courses are included free with your InterNACHI membership. This is the cheaper of the two options.

Option 2's classroom education is a hybrid of self-paced online and in-person. It requires 40 hours of hands-on training, such as the House of Horrors 5-Day Training, in addition to the online training. The hands-on training may incur additional costs beyond your InterNACHI Membership.

After You’re Licensed - Keep It Active

Licensed home inspectors are required to complete continuing education before each renewal. Unless exempt for the first renewal cycle, licensees must complete 32 hours of continuing education every biennial renewal period, with specific minimums for Category I and Category II coursework as established by board rule. InterNACHI provides state-approved CE.

Category I is defined as continuing education that is formal programming, which includes instruction in one of the following areas (all of which can be covered by the online courses listed at www.nachi.org/education:

Aside from licensing board approval, InterNACHI's courses are additionally approved by statute: https://www.nachi.org/indiana2.htm

Indiana home inspector licenses expire every two years on October 1st of odd-numbered years and must be renewed through the Indiana Professional Licensing Agency. 

For licensees who have held a license for more than 12 months but less than 24 months, 16 hours of continuing education are required for that renewal; licensees who have held a license for less than 12 months are not required to complete continuing education for their first renewal cycle. 

You must retain proof of CE completion for your renewal cycle. InterNACHI® Certificates of Completion are available via the InterNACHI® dashboard FOREVER.
