How to Become a Licensed Home Inspector in South Carolina

Welcome to the South Carolina Home Inspector Licensing Program. South Carolina requires individuals who perform home inspections for compensation to be licensed by the South Carolina Residential Builders Commission within the Department of Labor, Licensing and Regulation (LLR). Before beginning any pre-licensing education or applying for a license, you should familiarize yourself with the commission’s licensing requirements, approved education providers, examinations, and application process.

To Become a Licensed Home Inspector in South Carolina, You Must:

1. Complete 120 hours of state-approved home inspector education. South Carolina accepts InterNACHI's Home Inspector Certificate Program for pre-licensing.  
2. Successfully have passed the two-part state-approved home inspector licensing examination as prescribed by the South Carolina Residential Builders Commission. 
3. Submit a completed application and required fee to the South Carolina Residential Builders Commission.

Or to apply using experience, you need to: 

1. Have a minimum of one year of experience as a home inspector under the direction and direct supervision of a licensed home inspector, residential builder, general contractor, engineer, or architect; Find an InterNACHI® Mentor near you.
   
   OR
   
   Have performed a minimum of fifty residential inspections, as evidenced by the name, address, telephone number, and summary page of each inspection being submitted for review. 
2. Successfully have passed the two-part state-approved home inspector licensing examination as prescribed by the South Carolina Residential Builders Commission. 
3. Submit a completed application and required fee to the South Carolina Residential Builders Commission.
   
   Note: Applicants qualifying based on experience must be currently licensed for a minimum of one year as a home inspector in good standing in another state by that state’s examination. Applicants using this pathway are still required to take and pass the South Carolina Business Management and Law Examination. Home inspection course examinations and state home inspector registrations are not accepted for qualification.
