How to Become a State-Certified Home Inspector in Arizona

Welcome to the Arizona Home Inspector Licensing Program. Arizona requires individuals who perform home inspections to be licensed by the Arizona State Board of Technical Registration (AZBTR). Before beginning any pre-licensing education or applying for licensure, you should familiarize yourself with the AZBTR’s requirements for education, examination, and the application process.

To Become State-Certified in Arizona, You Must:

1. Complete a minimum of 84 hours of an approved training program in accordance with R4-30-247(A)(5). InterNACHI® is accredited by the United States Department of Education.
2. Successfully complete 30 parallel inspections under the supervision of an R4-30-102(2)-qualified parallel inspector. InterNACHI has partners qualified to provide parallel inspections.
3. Pass the National Home Inspector Examination. To help practice or prepare for the exam, you may take InterNACHI's Online Home Inspector Exam (free and open to everyone), take the InterNACHI® Ultimate Home Inspection Practice Test (free and online for members), and take InterNACHI's accredited online courses (free and online for members). 
4. Obtain a Fingerprint Clearance Card issued by the Arizona Department of Public Safety (DPS).
5. Provide one of the following financial assurances within 60 days of approval:
   1. Errors & Omissions insurance (minimum $200,000 aggregate / $100,000 per occurrence) InterNACHI members do receive a discount on insurance, and you can get a quote at nachi.org/insurance, OR
   2. A $25,000 surety bond, OR
   3. Proof of $25,000 in net assets. 
6. Submit an application and all required documents to the AZBTR through its e-licensing system.
   Note: Once the application is verified as complete, Board staff will randomly select one (1) of the 30 documented parallel inspections and request the corresponding inspection report and checklist supplement. These materials may be submitted electronically.

A qualified parallel inspector is one who:

• Is actively certified in Arizona and in good standing with the AZBTR;
• Has been continuously certified for at least three (3) years;
• Has personally conducted at least 250 paid home inspections in Arizona; and
• Provides the applicant with a signed affirmation confirming the inspector meets the above criteria. Find an InterNACHI® Mentor near you.

Note: Arizona has a universal licensure process for current Arizona residents who have held a home inspector license at the same practice level for at least one (1) year.
